At Marksman Capital LLC we provide our customers with
venture capital for selected projects. We realized
that many transactions required additional investor
capital to meet the lender requirements for a loan.
Most investors and businesses would prefer
to invest as little as possible in a real estate transaction.
We can help you structure your purchase by giving you
options for venture capital. How it
works:
We will work with you to develop a prospectus for the
investment. The prospectus will have all of the
particulars about the property and the investment.
The investors will be looking at the ROI (return on
investment) for the investment. They will also be
looking at how long they will need to tie up their
capital.
Every deal is different so we do not give
projections as to if or when you would be able to obtain
investor capital. The process takes time and you
will need to provide a good package of information about
the investment.
Investors will typically be looking for a
return of a minimum of 15% per year on their
capital. This will depend upon the risk for the
investment. If the risk appears higher they will
require a greater return. Investors may
require a note at a specified interest rate with a lien
position on the property to secure their investment. They
may also require a percentage of the gain on sale of the
property.
